Q: How can I apply for a room?

Q: Can I go to see the house?
A: Yes. The house manager will show you the house.
Please contact us for the arrangement.
Q: Do I need a guarantor?
A: No. However, we need to have an extra telephone number and e-mail address in case of emergency.(The telephone number can be: your parents' house, school, friend's, or work place)
Q: From when can I apply for a room?
A: From 10 days before the actual date of moving in.
(if the room has availability, you can reserve it earlier to check-in after the available date)
Booking is completed when the Cleaning & Management fee is paid.
Q: What do I need to make a contract?
A: Copy of your passport. (photo page)
Q: Can anyone live at Oak House? Is there any restrictions?
A: We have some restrictions made by our own judgment. You do not need to have a guarantor but you need to give us an emergency contact number in case something happens to you.
If you are non-Japanese and have a relative or Japanese friend in Japan please give us their number.
Q: Can I cancel after reservation / making a contract?
A: Cancellation after reservation is subject to cancellation charges.
1month ~ 8 days before the moving-in date:
50% of reservation fee and Cleaning & Management fee.
7days before ~ on the day of moving date:
100% of reservation fee and Cleaning & Management fee.
Cancellation after making a contract is subject to paying a full (one) month rent.
Q: What is the duration of the contract?
A: The duration of the contract depends on how long you are going to stay.
However the least duration period is 1 month and most 6 months.
Q: After the contract is expired, can I continue to live in?
A: Yes.
But we need to make a new contract aftrer 6 months. Please let us know in advance if you wish to stay.
Depending on the reservation status, it is possible that you cannot extend the contract or you may have to move to another room.
Q: Can I move out during the duration of the contract?
A: Yes.
But let us know 1 month in advance.
If you fail to give this notice 1 month in advance there is a fine of 1,000 yen per delayed day.
This means if you wish to move out on the day you give notice there is a fine of 30,000 yen (or 31,000 yen).
Q: Is it possible to share a room with a friend?
A: Yes.
Maximum capacity for a single room is 2 person.
The extra rent is +10,000 yen for both single room and an apartment.
Q: Is it possible to bring my friend or family to stay over?
A: YES, you can have a visitor in your room with 500 yen / night.
Single room capacity is 2 person, so you can have only 1 visitor to stay.
Q: What is ID we need to submit?
A: Japanese : driving license, passport, residents registration card.
Non-Japanese : passport
Q: Where do we make a contract?
A: At each guest house with a house manager. (Or at Ikebukuro Information Sdesk.)
Q: Is there anything I have to bring to make a contract?
A: Your ID, rent, utility and maintenance fee.
Q: What do I do when I move out?
A: Please let us know by e-mail or telephone, a month before the moving-out date.
Q: Is there anything that I have to pay apart from the rent?
A: Cleaning & Management fee (initial),
Apartment Room : 20,000 yen
Single room : 15,000 yen
Compartment: 10,000 yen
Dorm : 5,000 yen
If you use more than useage limit on the contract, an extra charge will be made. You also need to pay to use laundry machine and dryer.
Q: How much do I have to pay on the day of making a contract?
A: Please bring 1 month rent and Cleaning & Management fee.
Q: How do you calculate the daily rent?
A: Monthly rent x staying days/30 or 31(numbers of the month).
Q: How do I pay the payment?
A: By bank transfer or directly at IKebukuro information office also credit card available.
Q: Do I need to pay anything when I move out?
A: Usually not.
However if you leave behind your belongings or leave the room extremely untidy we may have to charge a fine.
Q: Does the door to the room lock?
A: Yes.
We give you entrance and room key. Some house has a password type key.
Q: Is there a parking space for cars?
A: Some house has parking space. Please make an inquiry.
Q: I would like to send my stuff to the house when I move in. What do I do?
A:Please send to arrive on a specified date (which is after your arrival).
We cannot receive instead of you.
Q: What is in the room?
A: Air conditioner, bed (or futon), beddings, curtain, refrigerator.
Wireless internet connection is availablbe in each room.
Q: Is there a internet access in the house/room?
A: Yes.
We provide free internet service. Mostly with wireless connection and some houses with cable in each room.
We also provide shared computer in the lounge room.
Q:What are there in the common space?
A: TV, table, chairs and computer (with Internet) in the living room. Cooking tools, dishes, microwave in the kitchen. Toilets, showers (free), laundry machine, and vacuum cleaner etc.
Q: Is it possible to bring my friend or family to stay over?
A: YES, you can have a visitor in your room with 500 yen / night.
Single room capacity is 2 person, so you can have only 1 visitor to stay.
Q: Is there a curfew?
A: No.
But please keep quiet when you return late at night.
Q: Can I use the shower at anytime?
A: Yes. But again, please do not make noise more than necessity.
Q: Who cleans the shared spaces?
A: Some house has a professional cleaner coming regularly but please cooperate with each other to clean the space in other houses.
Q: Who gives out the garbage?
A: Please give out trash from your room by yourself.

Q: Can I send my stuff before I move in?
A: Yes, but please make it to arrive after you move in to receive by yourself.
Q: Can I meet some of the residents who is already in?
A: We do not especially make time to meet the residents, but you may be able to talk to them when you visit the house.
Q: Do you let me know when a room becomes vacant?
A: If you register to a waiting list, we will contact you when the room becomes vacant. If you wish to move from a room to a room there is a charge of 3,000 yen.
