Move-in and contracting process
Once you have decided on the room you wish to reserve, please inquire from each property detail page.
The process from reservation to move-in after inquiry is as follows.
From reservation to moving in
- Inquiry Please find the room match your needs the most on our website, by setting various conditions on the website.
- If there is a room you are interested in, please click the green button under each room【Estimate, Resevervation, or Viewing】→【Estimate】→【View Estimate Price】→【Apply with this content】
- Confirmation of availability and room application
- After checking the availability of the room you are interested in, our staff will send you a pre-confirmation message.
Please check the details of the message and reply if you would like to reserve the room. - Move-in application form
- We will send you a move-in application form by e-mail.
※Reservations are confirmed at this point. - Complete the form
- Open the URL and fill out the move-in application form.
※Cancellation policy will be applied at this point. - Tenant screening
- It takes about 3 or 4 days for tenants screening.
- Initial fee payment
- After the screening process is successfully completed, we will send you the total amount of the initial fee, and you will have to complaete the payment in before move-in.
- Schedule move-in date
- We will arrange a meeting time with the property manager on the day you move in.
- Signing in contract
- On the move-in date, the contract procedures (signing up the contract, handing over the key, showing around the propetry, etc.) will be done at the property.
*Until your reservation is finalized, please note that available or soon-to-be-available rooms may be filled by applications received before yours.
*The process up until you can move in takes about 1 week.
Initial fees
contract fee ＋ daily-calculated rent ＋ bed pad fee ＝ initial fees
The initial fee is made up of the contract fee, daily-calculated rent, and the bed pad fee.
Contract fee
The contract fee is due only when signing the first contract. It is not refundable.
The total contract fee is different depending on the house.
- Apartment¥50,000
- Single room¥50,000
- Share room¥20,000~40,000
- Compartment¥20,000~40,000
- Semi-private¥20,000~40,000
- Dormitory¥10,000~30,000
*The contract fee at some houses may differ from the prices listed above.

Daily-calculated rent
Rent starts between the 1st and 20th day of the month= 1st month rent calculated daily
Rent starts between the 21st and 31st day of the month= 1st month rent calculated daily, + next month's rent
*Currently available room: rent starts 10 days after you have applied, or from when you move in if earlier than 10 days
*Room that will become available soon: rent starts from 10 days after the room becomes available, or from when you move in if earlier than 10 days

Bed pad fee
¥2,200(Tax included)
*We ask all residents to purchase a bed pad for hygiene reasons.
Bedding
Bedding is not provided by Oakhouse for free.
You can indicate that you would like to rent bedding from Oakhouse on the move-in application form.
(Bedding set: pillow, comforter, pillow case, bed sheets, comforter cover)

Rent starting date
If you are moving into a room available now
There is a "free rent period" for 10 days starting from the reservation date.
- If you move in within those 10 days, rent starts from the day you move in.
- If you will be moving in over 10 days later than the reservation date, rent begins after 10 days have passed.
If you reserve on August 1st, and move in on August 8th, rent starts from the day you move in.
If you reserve on August 1st, and move in on August 25th, rent starts from the rent starting date. (Pre-rent will apply.)
If you reserve a room that will become available soon
There is a "free rent period" for 10 days once the room has become available.
- If you move in within 10 days from when the room becomes available, rent starts from the day you move in.
- If you will be moving in over 10 days later than the date the room has become available, rent begins after 10 days have passed.
If you reserve on August 1st, and the room becomes available on August 10th, and you move in on August 15th, rent starts from the day you move in.
If you reserve on August 1st, and the room becomes available on August 10th, and you move in on September 1st, rent will start on August 20th, 10 days after the room has become available. (Pre-rent will apply.)
