Transfer fees and rules
You can transfer to another Oakhouse location once 1 month has passed from the beginning of your initial contract.
You do not have to pay the contract fee again when transferring; however, there is a house transfer fee as outlined below.
If you would like to apply for a room transfer, please visit the house beforehand.
A viewing can be easily scheduled directly on your side by going via the green button that you can find on the homepage next to the room number:
After your viewing, you will be able to apply for a room switch by going via "Room Transfer Application" on your My Page.
*Please be advised that we will not put the room on hold for you for the property viewing. The room you are interested in may be reserved by someone else in the meantime.
Please also note that viewings cannot be arranged for apartments without shared areas if there are no units currently available and only upcoming vacancies.
If you are interested in an apartment-type room with only an expected vacancy, or if you want to reserve a room right away without a viewing, then this is of course also possible but please keep in mind that the minimum stay in all of our rooms is one month and even if the room wouldn't fulfill your expectations you would have to pay for at least one month of rent before being able to switch to another house or move out.
If you would like to apply for a room without viewing the procedure cannot be started directly on your side, so please contact us via message directly through the property webpage or from your My Page > Contact us > About Transferring (moving in between Oakhouse).
- Please allow at least 4 days for the process before you can transfer. (Excluding weekends and holidays)
- If transferring to a different house, we ask that you visit the house beforehand. (Except when the house is otherwise full, or for apartment types.)
- There is also a personal inspection when transferring.
- After passing inspection, please pay the transfer fee within 3 days (excluding weekends and holidays).
- If the current contract holder will transfer and become a 2nd-person on the contract, a move-out application at least 1 month in advance is required.
- Please bring the rental bedding set with you when moving into your new room. If the bed size differs from your current room and you wish to rent a new bedding set, the rental fee of 17,600 yen will be incurred again. This is optional though and preparing your own bedding is of course also possible
- When transferring rooms, a new bed pad has to bought from us for a one time fee of 2,200 yen out of hygienic reason. This applies even if the bed size is the same.

Cancellation fees
If you cancel the transfer, there is a transfer cancellation fee.
Between 1 month to 8 days prior to the transfer date: 50% of the transfer fee
Within 7 days prior to transfer date: 100% of the transfer fee
